I met with the Doctor today, and he has given me the all-clear to get back to work.  I am still going to hire the mowing done one more time, but hope to be back doing some things around the property this week.

Last week I met with the city engineers and inspectors to discuss the water run-off situation to the south of the property.  I am waiting on a response from them with a recommended plan of action.   They raised a concern that just putting in a retaining wall would create a waterfall effect going down the hill during rain.  They suggested that there also needs to be some kind of drainage area created that would direct the water to the west and down the hill.  As soon as I have their report I will let you know.

I haven't had any luck finding someone to sweep the excess rock off the driveway.  In the next couple weeks I will be renting a "Power Sweeper" to see if that will be enough to brush the rock off the central drive.  I am hoping to collect all the excess rock along the pad at the south end of the property to help keep the water from creating even more erosion.

I am also going to be working on filling in the erosion areas on the hillside on the west side of the property.  My plan is to fill that area in with some rock and topsoil, and plant grass to keep the soil in place.  I need to wait until a little drier weather so that I can control how much water the grass is getting.

I will be delivering my monthly letters and deposit slips later this week.  Thanks to everyone for your timely rent payments.  It really helps when everyone makes their deposits directly into the accounts.

Today is once again Garbage Pickup Day.  Today the garbage truck will pick up anything that you put out, so feel free to put out whatever you need them to pick up.

Jeff Ramsey was out on Thursday to mow the yard.  It certainly needed it!  I have asked Jeff to mow again in 2 weeks (around May 1).  I am hopeful that by the next time it needs to be mowed I will be feeling up to doing it myself.

I will be around the property today with Dean Proffitt to get some advice on how to improve the main drive.  I know that all of the loose rock on the drive is a hazard, and I want to see what can be done to clean this up.  I will let you all know what is planned once a decision is made.  We will also be looking over some other minor things around the property that need to be worked on.


I am meeting with the City Engineers tomorrow to discuss the water runoff and erosion situation.  We will be walking around the lower part of the property, and discussing various options for resolving the problems.  Once again as soon as I know what is planned, I will let you know.  If you walk down to the lower part of the property you will see that there is a problem at both ends of the partial retaining wall that was installed.


Next week I will deliver my monthly letter with deposit slips for the May rent.  When making rent payments, please make sure to include your unit number or name on the deposit slip or check.

I know that the grass is getting a little long!  Unfortunately I was bitten by some type of tick a few weeks ago, and it has put me totally out of commission for the last 2 weeks.  I am hoping to be back around the property within the week.

In the interim I have hired someone to come in to mow the property.  Unfortunately they are trying to work this job into an already busy schedule, and the rain this week is not going to make it easy.  I am hopeful that they will be able to get in early this week to complete the mowing.

I stopped by the property for a few minutes last Monday, and saw that everyone had their garbage out and ready.  I assume that the truck came through late in the afternoon to pick up.  If there is miscellaneous garbage laying around the property I will try to pick it up when I mow.  However this is your community, so please make an effort to pick up any miscellaneous trash that the garbage pick-up misses.

I am aware that the water runoff to the south of the property is resulting in some bad erosion places, especially at the base of the drive going down the hill,  I am working with the City Engineer and Storm Water Department to resolve the issue.  I have requested that the crews doing the building to the south of us complete the retaining wall that was started.  I want to make sure that happens without disrupting traffic in our neighborhood.  They are also going to have to ensure that water will drain properly, and there is no water backup.

I was glad to see that they paved the roads in the construction to the south.  Hopefully that will reduce the amount of mud that is out on Howell.

Welcome!

Welcome to the Wellington Circle Apartments blog spot!

This is a new blog spot for the Wellington Circle Apartments.  I will use this blog to post news that will affect the community, and get feedback from you on how things are going.

The big news this week is about the change for garbage pick-up from the central bin to individual cans.  In my monthly letter I stated that garbage pick-up is on Tuesday.  I verified this twice with the City Sanitation department, and they assured me it is on Tuesday.  Last Monday when they picked up the central bin I called the sanitation department again, and they said that actually garbage pick-up is on Monday!

So the next garbage pick-up for the neighborhood will be Monday, April 6.  Please make sure to have your 2 garbage cans out for pick up that day.  Do not leave garbage out at any other time.

The city does not provide garbage cans for pick-up.  In case you have not had a chance to get a garbage can I will be delivering each of you 2 large contractor heavy-duty trash bags for your use this week.  Please remember that you are allowed two 32 gallon trash cans or two large trash bags for pick up.

GREAT NEWS!  The 2 vacant units (723-1 and 723-2) have been filled by referrals from current tenants.  Thank you for your help in filling these units so quickly.

I have been working around the property this week mowing and cleaning up some of the loose rock and gravel that has spread out into the grass.  There are some erosion areas on the slope on the west side of the property that I have been filling in with the gravel that has been picked up.  There are more erosion areas that I will be filling in soon.

Over the next couple weeks I am going to be working on seeding the bare spots around the property with grass seed and straw.  It will be a work in progress so you will most likely see me working on the property often over the next few weeks.
